Building Information Modelling (BIM) level 2 for FF&E
One of the early adopters of the BIM technology, Havelock International have made significant investments since 2011 to develop our BIM capability including software, hardware and training. We now deliver BIM level 2 compliant PAS 1192 (BS EN 19650) designs supported by immersive Virtual Reality outputs. Our 3D model files are supplied with embedded data rich assets LOD 400 to 200 along with COBie data.
Our aim is to provide accessible data to designers, architects, specifiers and contractors to make your latest interior design project as easy as possible, bringing life into your designs.
Benefits of BIM
From an early stage in the project we can provide the full level 2 detail on the furniture, fixtures and equipment (FF&E) that will allow collaboration and can enhance the comprehension of design details. This provides information to ensure all the contractors and subcontractors involved can identify and resolve challenges, such as service coordination, in real time before the project starts on site.
We have over 600 product families in our BIM library, covering over 4500 products from our standard education and healthcare ranges. This covers fixed, and loose furniture and equipment for the following environments:
BIM Level 2 compliance
Embracing the latest technology, we deliver BIM level 2 compliant PAS 1192 (BS EN 19650) designs supported by immersive Virtual Reality outputs. Our 3D model files are supplied with embedded data rich assets LOD 400 to 200 along with COBie data.
Our designers supply a product data document to provide additional information. This data includes part codes, unit of measurement and full dimensions along with a data sheet codes. For healthcare products our standard models are supplied with an ADB reference.
All our outputs and activities are tailored to meet specific client briefs and project requirements. The extensive range of product families and our bespoke design manufacturing capability enable us to drive project specific solutions and value for our customers.
Unique Parallel Pricing
All our BIM objects files have unique REVIT link attributes which we have developed to create a parallel costing model. The model gives an immediate schedule of every component on the project along with a price. The file also produces a trace which captures and records all revisions to help with project change control.
Our unique design parallel pricing software enables projects to be delivered to budget. The software produces a design driven cost plan which can make intelligent product selections. The choices can be selected to meet a £/m2 or a £pupil metric within education projects. This design driven plan provides cost certainty through parallel costing that measures the actual drawing content and covers change control through automated add and omits.
The scheduling tool provides the ability to filter schedules to review specific areas or products such as fixed furniture, loose furniture, equipment, "by others" and legacy items. Clients can also use custom fields to filter by their own unique coding system or other specific codes such as ADB codes within healthcare projects.
We also provide a fully compliant automated product catalogue, covering every item within the plan and original bills of quantity. The catalogue can be used alongside the cost schedule for client consideration and approval. The information provided in this dataset assists with cost planning, life cycle management, asset management and supply chain information.
A design package will always be agreed with our customer in advance and can include any of the following services:
We can also model project specific bespoke products if required. Legacy layers along with full condition reports, supported by room data sheets and M&E overlays can also be part of our offering.
